Valuation Bands and Charges

The Valuation Band to be applied to each Dwelling is determined by the Assessor.

It reflects the capital value that each dwelling would have achieved if it had been available for sale on the open market at 1 April 1991 (subject to certain assumptions). Once entered on the Valuation List, the band will only be altered if the following circumstances arise:



  • Since the band was first shown on the List, there has been a material increase in the value of the dwelling (due for example to an alteration or extension of the property) and it or any part of it has been sold.
  • Since the band was first shown on the List, there has been a material reduction in the value of the dwelling.
  • In the case of part residential subjects there has been a change in the apportionment between the domestic and non-domestic parts.
  • There has been a successful appeal against the valuation band shown.
